Getting your security deposit back

Why deposits get stuck
Most landlords delay returning deposits hoping the tenant will give up. Indian law treats your deposit as a trust amount — it must be returned (less lawful deductions) within a reasonable period after you vacate, typically 15–30 days depending on state rent law and your agreement.
The paper trail that wins
Send a written demand (email + WhatsApp) within a week of vacating. Include: vacate date, deposit amount, bank details, and a 15-day deadline. Keep photographs of the property's handover condition and the move-out inventory signed by both parties.
When to escalate to a notice
If 15 days pass with no response, a formal legal notice — signed by an advocate, sent by Speed Post AD with a UPC slip — usually unlocks payment within 10 days. The notice should cite your state's rent act and any deposit-return clause in the agreement.
If even that fails
Small Causes Court (in metros) or the civil court handles deposit recovery. You can also file under the Consumer Protection Act 2019 if the landlord provided a 'service' (e.g. managed accommodation, PG).
